185 acresA 185-acre brownfield redevelopment on the site of a historic plant that once made glass for the automobile industry. When Reynolds & Brown acquired it in 2015, the site carried more than a million square feet of aging improvements; the land was remediated and the buildings worth saving were renovated to current standards. Today the main multi-tenant building is anchored long-term by Kraft Heinz — 86.4% of the building area, rail-served — while Tesla leases 96.2% of the exterior ground. Fifty acres were sold to the Buzz Oates Company, which developed an 850,000 SF warehouse now also occupied by Tesla, and a 35-acre parcel was ground-leased to Prologis and recently improved with a newly built 651,600 SF state-of-the-art cold-storage facility, again for Kraft Heinz. Most recently, a Maverik fueling facility opened on a long-term ground lease along the site's Louise Avenue frontage.
